A One-Hour Consultation on the legal implications of a Short Sale

During your consultation Suzanne will discuss your current home loan scenario, the legal ramifications of a short sale, and your available protection from a Deficiency judgment. She will then advise you on a Short Sale strategy specific to your situation depending on your lender and loan circumstances. 

Negotiations with Your Lender

It pays to have Residential Law Group of Suzanne Watts, LLC on your side. They will represent you in your Short Sale negotiations with your lender(s), they will review your completed Short Sale Packet and hardship letter with you. They will also immediately send your lender(s) a “Cease and Desist” Letter requesting all calls to you be stopped immediately and instructing  all future correspondence be made directly to Residential Law Group.
 

Submit and Monitor Purchase Contract

Once  Residential Law Group receives a fully executed purchase contract from you and your Realtor they will submit it, along with your Short Sale Packet to your lender(s) for approval. The firm’s Short Sale Processor will call the lender(s) every 24 hours until they confirm receipt of the short sale package. The Short Sale Processor will continue to contact the lender(s) a minimum of three times per week to check the status of the Short Sale file and to make sure there are no outstanding items required to continue with the process.

Representation Throughout the Process

Once the Short Sale is approved, Suzanne Watts will review the approval letter(s), and renegotiate the terms and language if necessary. She will then advise you if it is in your best interest to follow through with the Short Sale. This written Short Sale approval letter will then be delivered to the Buyer’s Agent. This is when traditional escrow begins.
