They will negotiate the purchase contract and any counter offers. In addition, the team will provide a variety of options and suggestions for home inspection services, title agencies, and mortgage lenders and they will represent your interest in the transactions.
2. Get Preapproved for a Loan
Suzanne Watts and her team have mortgage lenders that they recommend in order to gain the necessary preapproval for your loan. When you are preapproved, you will know just how much home you can afford.
3. Begin Looking at Homes
Once you know your price range, select your ideal neighborhood(s). Once you have determiend the neighborhood, there is other criteria to consider such as: the number of bedrooms and bathrooms, desired square footage, and desired amenities which include parking, yard space, a pool, and specific kitchen features.
Using this criteria, Suzanne Watts and her team will show you a list of matching properties. They will also set you up on a property search on either the MLS (Multiple Listing Service) or HBM (Home Buyers Marketing) so you can search homes at you leisure.
4. Make an Offer
When you’ve identified the home you want to buy, Suzanne Watts and her team will quickly prepare a written offer. They are very familiar with market values and will help set a price that gives your offer the best chance of being accepted.
Some of the items that need to be addressed in an offer are:
- The proposed selling price (your offer).
- Any concessions you desire the seller to make.
- Any financing contingencies.
- Any home inspection contingencies.
- A clear definition of precisely what is included in the sale.
- The amount of earnest money (your deposit) which is tendered with the offer.
- When you want to close on the home (close of escrow).
5. Conduct Home Inspections & Appraisal
After the offer is accepted, escrow will begin. It is during the escrow period that all home inspections and the appraisal will take place. Inspections are designed to disclose defects in the property that could materially affect its safety, livability, or resale value. Suzanne Watts and her team will negotiate the purchase contract so that it is contingent upon the results of all home inspections and appraisal.
6. Welcome to Your New Home!
Before close of escrow, buyers typically have a final opportunity to walk through the property to assure that its condition has not materially changed since the sale agreement was signed. At closing the title to the property is transferred from seller to buyer. Congratulations … you are a homeowner!
